The Annual Garage Door Maintenance Checklist Every Washington Homeowner Should Run

Twenty minutes once a year prevents most of the emergency call-outs we run. Here is the exact sequence.

Run the balance test

Pull the emergency release to disengage the opener and lift the door manually to about waist height. It should move smoothly and stay where you leave it. If it drops or shoots up, the spring tension is off. This single test catches more developing problems than anything else on the list.

Run the auto-reverse safety test

Place a roll of paper towel flat on the floor in the door's path and close the door. It must contact the roll and immediately reverse. Then test the photo-eyes separately by waving an object through the beam while the door closes. A door that fails either test needs adjustment before it is used again.

Inspect cables and springs visually

Look along both lift cables for fraying, kinks or rust, particularly near the bottom brackets where moisture collects. Check the torsion spring for gaps, rust or a coil that has started to separate. Do not touch or adjust either — this is a look-only step.

Check and tighten hardware

Thousands of cycles vibrate fasteners loose. Run a socket over hinge bolts, track brackets and lag screws with the door closed. Look for elongated screw holes in hinges, which indicate a hinge that is failing.

Lubricate correctly

Silicone or lithium garage door spray on spring coils, hinge pivots, roller bearings, the opener rail and the bearing plates. Wipe the track clean with a rag instead of lubricating it. Once a year is enough in a dry garage; twice a year is better in the damper parts of Washington.

Replace the bottom weather seal

The bottom astragal is cheap and it is the main barrier against water, drafts and rodents. In Washington's wet season a cracked seal lets water sit against the bottom panel, which is exactly where rust-through starts.

Look at the panels and the seal to the house

Check for rust bubbling on the bottom section, dents that have begun to crease, and whether the door seals evenly along the floor. An uneven gap along the bottom usually means the door is out of level or the track needs adjustment.
